Property Market Guide terms

1. What the guide provides

The guide retrieves up to 100 of the latest HM Land Registry Price Paid Data records in an exact postcode over a rolling three-year period in England and Wales. It can filter standard residential records by type and tenure. It is not an address directory, ownership search, survey or a whole-UK property service. We do not verify that the address you enter matches a particular sale record.

Median figures and the middle 50% band describe the retrieved historical records only. The band uses the 25th and 75th percentiles and is withheld unless at least five matching records are returned, a standard property type is selected and results are not truncated. This minimum is a display rule, not validation of accuracy, confidence or comparability. Repeat sales of the same property may be counted.

2. Decisions and professional advice

No inspection, title review, structural assessment, lease analysis, planning assessment, development appraisal or market-calibrated property valuation is carried out. Size, bedrooms and condition supplied by you are report context only and do not adjust prices. Same-postcode properties may be materially different. Records can be delayed, incomplete, inaccurate or subsequently corrected; the guide does not include every sale.

Do not treat the figures as a recommended asking price, offer, investment return or development land value, or use them alone to make a purchase, lending, tax, probate, insurance, legal or investment decision. Obtain advice from an appropriately qualified and, where relevant, regulated professional for the intended purpose. Nothing here represents a RICS Red Book valuation, lender-approved valuation, survey, or assurance of planning or funding.

3. Free use and separate instructions

No payment, subscription, purchase or marketing sign-up is required. Using this guide or contacting us does not appoint Manorwest to provide professional advice. Any paid work requires a separate written scope, fee and engagement terms agreed before work starts. We do not take payment through this guide. A downloaded report is a snapshot at its stated retrieval time; it does not update automatically.

4. Responsible use and data rights

Use the guide lawfully. Do not submit confidential project information or sensitive personal information. Do not use this interface to create a general address directory, identify or profile residents, send unsolicited marketing, conduct bulk automated harvesting or interfere with the service. These restrictions on our interface do not remove any rights granted directly to you by the underlying data licence.

You may save and share an unaltered report for discussion of residential property price information, subject to applicable source rights. Keep its source, date, methods and limitations with it. Do not present it as a certified valuation or remove the limitations. Manorwest branding is not licensed for unrelated uses.

5. Accuracy, service availability and liability

We aim to describe the evidence and limitations accurately and will consider reported errors. Third-party data and this pilot may be unavailable or contain mistakes; no particular price, outcome or uninterrupted availability is promised. If something appears wrong, do not rely on it: contact us with the postcode and retrieval date, avoiding confidential information.

Nothing in these terms excludes or limits liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any liability or statutory right which cannot lawfully be excluded or limited. This includes applicable consumer rights. These terms do not impose a blanket exclusion of responsibility or make you waive a legal remedy. Any question of liability remains subject to applicable law and the circumstances.

6. Privacy, complaints and changes

Read the privacy notice before using the lookup. To raise a concern or request a correction, contact info@manorwest.co.uk and describe the issue. Downloaded reports retain the date and terms version applying when prepared. Updates to these terms apply prospectively; they do not retrospectively remove your rights.

These terms are governed by the law of England and Wales, without depriving consumers of mandatory protections in their home jurisdiction. Consumers may bring proceedings in courts available to them under applicable law; no exclusive court requirement overrides those rights.
