What this pilot does

Retrieves recorded transactions for an exact postcode in England and Wales over a rolling three-year period. Where selected, property type and tenure narrow the records. The median is the middle recorded price; the middle 50% uses the 25th and 75th percentiles. Repeat sales can appear. Only standard residential property types are shown; these records have not been inspected or independently verified.

What it cannot establish

Today’s sale price, structural condition, lease defects, development potential, planning permission or land value. Commercial property, development sites, unusual homes, Scotland and Northern Ireland need a different evidence base. A lack of records does not mean a property has no value.
