How this estimate is calculated
Residual before land = GDV + grant/subsidy − development costs − target profit allowance. Headroom after land = residual before land − target land receipt.
Fees and contingency are applied to the build, infrastructure and abnormal cost inputs. Profit is calculated as a percentage of GDV, excluding grants. Finance is entered as a single allowance rather than a cash-flow model.
