MANORWEST GROUP · ORIGINAL FREE TOOL
Measure the materials.
Build a clearer budget.
Start with rough quantities or your own take-off. Add dated supplier rates, then see materials, waste and wider build allowances separately.
Independently written Manorwest calculations and presentation. No proprietary price-book tables, descriptions, illustrations or pricing database are incorporated.
Optional quantity helper · simple rectangular masonry building
Use measured dimensions where possible. This helper assumes one rectangular footprint, repeated floors and a simple roof spanning the building width. It does not choose structural sizes, insulation specifications or compliant products. Foundation dimensions and slab depth must come from your design; they start at zero.
This replaces quantities for the geometric items only. It does not fill prices or package items. Brick/block counts use your face dimensions plus joint size; boards use surface area divided by board area. Review openings, gables, double-counting and omitted structural elements before pricing.
Your estimate
Generate quantities or enter a schedule, then add your rates and calculate.
On iPhone, the PDF opens as a document: use Share → Save to Files or Print. Calculations stay in this page’s memory. PDF generation sends your schedule, price references and assumptions to this website; they are not saved as a client record. Do not enter confidential names or project details in price references.
Check the price, specification and coverage
Prices vary with supplier, location, volume, specification, account terms, delivery and date. This tool does not automatically source or refresh them. You can enter a supplier’s forward quote for 2027 and its applicable date, or project an earlier price using your own adjustment. Neither establishes the market-wide price of every material.
For a limited public reference, Travis Perkins displayed its standard retail rate for product 700064, a 100mm dense block, at £2.44 each excluding VAT when checked on 2 November 2026. That is a dated product-specific observation, excluding any unverified delivery charge—not a 2027 rate, national average or recommendation. It is not automatically loaded into your schedule. Check the merchant’s current product listing.
Quantity references: Selco’s block dimension information and Wickes’ 2400 × 1200mm board specification. Links checked 2 November 2026; select materials against the actual project design.
What the estimate does not establish
This is a budgeting worksheet, not a measured bill of quantities, structural design, fixed-price tender, valuation or guarantee of regulatory compliance. It cannot establish complete build costs from floor area alone. Piles, substructure masonry, retaining walls, intermediate floors, roof structures, fire protection, lifts, specialist commercial services, drainage connections, site access and other project-specific elements must be measured and added where relevant.
Land, acquisition taxes, borrowing costs and developer profit are excluded. Infrastructure, remediation, professional fees and statutory costs are included only if you enter them. VAT is an editable arithmetic allowance: different supplies can have different tax treatment. No VAT recovery, relief or future tax rate is assumed. Confirm project-specific treatment with an appropriate adviser.
For commercial buildings, multiple house types, phased housing sites or complex refurbishments, use a measured project schedule and suitably qualified cost advice. Saving a report with every active row priced does not establish that every required item has been included.
Carry the budget into the commercial picture
Once you have checked the scope and priced the active items, carry the stated build budget into our appraisal or funding tool. Manorwest can also help review abnormal costs, planning risk and practical delivery assumptions.
