Who is responsible?
Manorwest Developments Limited, trading as Manorwest Group (company number 03897015), is responsible for personal information described in this notice. Contact us at info@manorwest.co.uk. The company’s registered office is Tattersall House, East Parade, Harrogate, England, HG1 5LT.
Information used when you contact us
The contact form on the main website opens your device’s email application. The Virtual Reception prepares an email draft in your browser. Neither form sends the details to Manorwest automatically; you review and send the email yourself. If you send it, we receive the details you include, such as your name, email address, company, phone number, site location and enquiry summary. We use them to respond, assess a requested service and, where relevant, take steps towards an agreed engagement.
Our email and hosting providers handle messages and site requests to deliver the service and protect it. Do not email confidential project documents or sensitive personal information unless we have agreed a suitable channel.
Bookings and the client portal
The introductory-call booking link opens Cal.com, which operates its own service and privacy information. Details entered there are handled by that provider and, as applicable, shared with Manorwest to arrange the booking.
If you use the secure client portal, it can process client and project contact details, the agreed scope and fee, uploaded files, invoices and reports. The portal uses a secure invitation or administrator sign-in and stores records needed to provide the service. The site is delivered using the Sites platform and Cloudflare storage services. Access is limited by the portal’s authentication and case controls. Please share only information needed for the agreed work.

Mortgage calculator
Repayment calculations run in your browser. If you open a PDF report, the property price, deposit, rate, term and payment type are sent to this website to generate the document. No name or property address is requested. These inputs are not saved as a client record, placed in the URL or sent intentionally to Analytics. Normal hosting and security request metadata may still be processed. PDF responses are marked no-store.
Cookies and analytics choices
Essential site functions may use storage needed to provide the function you request. The consent control stores your choice in a first-party cookie named mw_site_consent for up to 180 days. It records whether optional analytics was accepted or rejected, the choice version and the time of choice; it is used only to remember that preference. The browser includes this preference cookie with ordinary requests to the site; the site does not submit it to a customer database or maintain a central consent ledger. You can reopen the controls at any time using “Cookie settings”.

Manorwest does not intentionally send names, email addresses, enquiry text, full property addresses or uploaded documents to Google Analytics. The site sends page paths without query strings or fragments. Enhanced Measurement and Google Signals are off. Google’s own privacy information is available at Google Privacy Policy.
Why we use information
- To respond to an enquiry or take requested steps before a possible engagement.
- To deliver an agreed appraisal, advisory or portal service and manage the related client record.
- To meet applicable accounting and other legal obligations.
- To operate and protect the website, email and portal, and to investigate faults or misuse.
- To measure general website use only if you have opted into analytics.
Depending on the context, the basis may be steps requested before a contract, performance of a contract, a legal obligation, legitimate interests in responding to business enquiries and securing the service, or your consent for optional analytics. You can withdraw an analytics choice at any time in Cookie settings; withdrawal does not affect processing before withdrawal.
Sharing, location and retention
Information may be handled by providers that deliver website hosting, secure storage, authentication, email, booking and (only after opt-in, if enabled) analytics. Those providers may process information in the UK or elsewhere. The exact provider locations and transfer safeguards depend on the service in use; we are reviewing the relevant provider arrangements and do not claim that all data stays in the UK.
We keep information only for as long as needed for the purpose, the client relationship, security and applicable legal obligations. Enquiries that do not lead to work are reviewed and removed when no longer reasonably needed. Engagement, invoice and portal records may need to be kept for applicable accounting, legal or dispute-resolution periods. Technical log retention is managed partly by infrastructure providers; we are confirming the applicable schedules. We do not claim that data is deleted immediately.
Your choices and rights
You can reject optional analytics or change your choice using the persistent Cookie settings control. Where data-protection law applies, you may have rights to request access, correction, deletion or restriction, object to certain processing, or complain to the Information Commissioner’s Office. These rights have conditions and are not absolute. Contact info@manorwest.co.uk with a request. You can also complain to the ICO.
What still needs checking
This notice records the website behaviour and services currently identified in the site. Manorwest should continue reviewing provider processing and international transfer safeguards, portal retention schedules, and any changes to information collected. This notice is not a legal audit or a guarantee of compliance; seek UK privacy advice if you need a formal assessment.
Development Finance & Equity Calculator
Funding illustrations calculate in your browser without a credit search. Figures are not saved as a client record. If you open a PDF, the numerical assumptions and selected project options are sent to this website to generate the document. No name, address, login, personal income or bank details are requested by the calculator. Figures transferred between the appraisal and finance tools are included in the link fragment and may be visible to anyone you share the link with. Ordinary website hosting and consent settings continue to apply.
Materials & Build Budget Calculator
Material quantities, prices and budgeting assumptions are calculated in the browser and are not saved as a client record. Opening a PDF sends your entered schedule, price references, dates and allowances to this website to create the report. A CSV is generated on your device. Avoid confidential or personal information in supplier-reference fields. If you transfer a budget to another calculator, the total and assumptions are carried in the link fragment and may be visible to anyone you share that link with. The calculator does not access a paid price-book database or conduct a credit search.
